Investors Seeing Green While Real Estate Market Sees Red

While many are crying out that the real estate bubble has burst, that the market is crashing and conditions are continuing to worsen across the nation, real estate investors are saying, "Life is good". Today investors are indulging in ideal opportunities for securing transactions and growing fortunes.

Today the United States real estate market is saturated with more existing homes for sale than in the previous 4 years. The inventory of homes on the market has risen 19.2% compared to last year, while existing home sales are down 12.8%. These statistics mean fewer people are purchasing homes and are instead opting to rent. It’s no wonder renting may be the best option for many while interest rates are high, just starting to come down and mortgage companies are dropping like flies. Less people buying results in home sales slowing, which means homes will be selling for below market value. Investors are definitely taking advantage of the real estate market’s stagnant conditions. Armed with knowledge and the ability to act, savvy investors are able to turn what most would call horrifying conditions within the real estate industry into ideal money making opportunities. By purchasing homes under market value and wholesaling them out to other investors or rehabbing them to use as rental properties, investors are seeing a thriving industry.

Russ Brantmyer is just one of thousands of flourishing real estate investors who is seeing tremendous successes in the current real estate market. Russ, from RehabList.com, is also a mentor in the real estate investing business. Russ is a veteran investor who we spoke with to learn how he handles changing market conditions in the industry and to get a little mentoring ourselves.

We asked Russ how he approaches these changing market conditions, and how he is able to go into unfamiliar merging markets and continue to be successful: he says it’s all in the principals which he uses and applies to any type of market.

Russ’ investing principals are simple, when it comes to investing in real estate; either to wholesale the home or rehab for renting or resale, he sticks to what he knows.

Principal #1. Russ teaches us is about understanding the story of each house. Every home has a story, for an investor it is important to ask questions and understand why the home is for sale.

Principal #2. Obtaining the facts about each home. Using online databases available to investors and realtors, Russ learns all he can about each home as well as comparable homes in the area, interior and exterior. How old are the homes, what materials are the homes constructed with, the lot sizes and much more.

Principal #3. Be active, get out and look at the home. Take the time to visit the home and have the homeowner show you the property. It is very important not to insult the property when meeting with the homeowners. As you walk the property listen and be understanding with the seller’s situation and learn more about why they are looking to sell the property. As an investor and a businessperson in general being a person who is trustworthy, polite and sociable is key. Russ’ motto is "Be honest, believe in what you say and say what you can deliver".

Principal #4. Be sure you can sell the home before you buy. Russ sticks to the Hard Money lending principal, which basically allows lenders to lend on the value of the home itself not a person or entity. When wholesaling real estate, it’s best to have a buyer before you start looking at homes to invest in.
